Forming part of the City Strategy Directorate, building control operate all the usual regulatory functions as well as having responsibilities for demolition, dangerous structures and street naming and numbering.

Pre-application consultations are encouraged and a flexible approach to development appraisal is achieved.

A same day inspection service is offered and all six surveyors covering the City are equipped with mobile phones for ease of contact.

Several partnership arrangements with local companies are in place.

The Directorate operates a one-stop shop service for planning and building regulation proposals where a case officer will deal with all development related matters and arranges meetings between developers and the relevant officers (both pre and postapplication). For larger developments, the Directorate establishes an internal development team to co-ordinate issues raised.

The authority has a scheme of delegation to officers and a system of sub-committees for dealing with planning applications, together with rights for applicants and objectors to address the subcommittee on proposals before members take decisions.

Normal office hours are 8.00am to 5.00pm on weekdays, but meetings and inspections outside these hours can be made by arrangement.
